NOTICE OF PUBLIC HEARING
BOARD OF APPEALS, CITY OF HUDSON, WISCONSIN
NOTICE IS HEREBY GIVEN, that the Board of Appeals of the City of Hudson, Wisconsin will hold a public hearing on Tuesday, January 23, 2024 at 5:00 p.m. to invite public comment in regard to the consideration of a variance application by Tyrrell Gaffer for a request to subdivide the property of 1221 Ninth Street, Hudson, St. Croix County, Wisconsin also known as St. Croix County tax parcel 236-0638-00-000, into two lots. The applicant is requesting variances from Municipal Code §255-Attachment 2, Table of Dimensional Requirements, to subdivide the property into two lots. Lot 1 is proposed to be 5,661 square feet in area and approximately 65 feet wide by 101 feet in depth. Lot 2 is proposed to be 7,638 square feet in area, and approximately 76 feet wide by 101 feet in depth. The request is relief from Municipal Code §255-Attachment 2, Table of Dimensional Requirements, requires R-1, One-Family Residential zoned district lot size requirements of 9,000 square feet of area, 80 feet width, and 112.5 feet depth.
The applicant proposes to subdivide the property into two lots per Municipal Code §255-20(A), Additions and exemptions to minimum area, height, and other requirements, provided the area, depth and width thereof are within 60% of the minimum requirements of Municipal Code §255-20. The existing house on the property is currently on one merged lot that is located over the historical lot lines of which divided the property in an alternate configuration.
