Assessing

Property assessments are reviewed annually as per Wisconsin Statutes. Any changes to the assessment records are based on what has been recorded with the St. Croix County Register of Deeds office as of January 1 of each year, the construction status of building permits as of January 1 of each year, sales transactions from the previous year and other issues.

The city of Hudson has a contract with Bowmar Appraisal, Inc. for all assessing services.  The services include a revaluation of residential, commercial, and industrial properties for 2020 that is in progress.  The purpose of the revaluation is to value all properties at their estimated full market value, as required by Wisconsin Statutes.  Factors taken into consideration include the size and location of lots, existing improvements on each lot, building permits issued, analysis of recent sales, and other market influences.  

Employees from Bowmar are currently reviewing 2019 building permits, property splits, and sales.  They are also doing ‘drive/walk by’ inspections throughout the city.  They are checking items that do not require a building permit and may have changed since the last revaluation in 2011.  These items include siding, door/window replacements, and sheds/small storage facilities.  They are also taking pictures of each house and business.  They are not doing internal inspections at this time.

Board of Review:  November 17, 2020 beginning at 9:00 am

All meetings will be BY APPOINTMENT ONLY. All CDC requirements of social distancing and face masks will be adhered to during these meetings.

Once you have received your Notice of Assessment, the City suggests you contact Bowmar regarding any questions you have and to make an appointment for Open Book.

To file an appeal with the Board of Review, Contact Becky Eggen by Thursday, November 12, 2020 to give notice of your intent to appeal and to make an appointment for the Board.

Property record card information is available online.  The land and improvement values posted are updated prior to and after the Board of Review each year.

The assessment roll values as of January 1, 2020, and established at the Board of Review will be used for the tax bills mailed out in mid-December 2020.
